How do I choose a local selling agent?
Ask each agent to explain recent comparable sales, their proposed marketing and how they would handle offers. Compare the evidence behind the appraisal as well as the fee. REIWA recommends meeting prospective agents and discussing their local experience, pricing and marketing approach.
- Which recent sales are most comparable to my home, and why?

Compare similar homes, not just the suburb name.
A Stirling address alone does not make two homes comparable. The same applies in Balcatta. Compare the property type, bedroom and bathroom count, parking, land, condition and sale date. Ask the agent to explain differences rather than treating a suburb-wide figure as your home’s price.
For example, a renovated house and an unrenovated villa may share a postcode but need different sales evidence. Bring details of extensions or renovations so the appraisal reflects the home as it stands today.
What does a Property Appraisal Snapshot tell me?
The free online Property Appraisal Snapshot uses the property details you provide and recent comparable-sale evidence. Where enough suitable evidence is available, it provides an indicative range. If the evidence is too thin, it explains that a Detailed Property Appraisal is needed instead of displaying a dollar figure.

What should I prepare for an appraisal?
Have your current bedroom, bathroom and parking details ready, along with the land size if known. Note renovations, the property’s condition, any recent appraisal and your preferred timing. Tell the agent what matters to you about the move so you can discuss a practical selling plan.
Should I sell now or wait?
An online estimate alone cannot answer that. Discuss your timing, the homes currently competing with yours and recent buyer feedback with your agent. Ask which evidence supports their recommendation and how the plan would change if your circumstances change.
